Unrecorded Violations, Open Permits, and Zoning Disclosure Reporting “CVD Plus” – Disclosure reports provide specific support documentation which identifies unrecorded municipal code violations, fines, and unrecorded lien issues, as well as any open permits, and any zoning issues.
National Property Registration Compliance – Turn key management of property registration and ordinance compliance for notice of default, pre-foreclosure, vacant property, rental, renewal, and deregistration requirements based on local statutes.
Property Registration Plus – Property compliance due diligence report providing clients an ordinance results report to determine final registration requirements, as well as the addition of a full unrecorded code violation disclosure report. Proactive turn-key process to address national code violations and property registration compliance.
Florida Tax and Lien Report – Municipal code violation disclosure report adding real estate tax search, delinquent taxes, special assessments, municipal code violations and liens, open and expired permits, and all municipal utilities. The Florida Tax and Lien report is customary on all residential closings in the state of Florida.
HOA Demand & Estoppel Certificate Services – Determine HOA(s) for respective properties. Provide contact, demand or estoppel certificate, W-9, general ledger, and collections information. Determine if any HOA violations are present.
Lien and Violation Negotiation Services – CVS provides services for the negotiation, reduction, and resolution of code violation liens, fines, and penalties. If required, coordination of efforts between local municipalities and Client to address property specific inspection, preservation, and repair requirements.
